Seller Services

Multiple Listing Service
Right after we sign your listing agreement, I will upload all the information and photos of your home to the Multiple Listing Service.

Each morning, every Real Estate agent in town can view a report of all the New Listings on the market. They can view all the details and match it to any prospective buyers they might be working with.

The MLS listing will also advise agents on the Showing Instructions laid out by you indicating who to call and what times your home is available to show

Many agents have web sites like mine where a public version of the MLS listings is available, and your home will appear on every one of those sites.

Just prior to your first Open House I will email every agent in town and invite them to send their clients to preview your home.

Each time your home is shown, I will follow up with that buyers agent to determine any level of interest,. Answer questions and get any other useful feedback from their clients.

Brochures
I will create Custom Flyers and Brochures  for potential buyers to take with them after visiting your home.
 

I will schedule a series of advertisements in the local newspapers and Real Estate Magazines. 

Agent Tours
Then we will have a Town & Country Agent’s tour where a large group of agents from my company will tour you home. They are some of the best in the business and their input is always valuable.

Before we have a public open house, we will schedule a Realtors Open and invite Agents from every Agency in the market for a private showing.  This usually occurs on a weekday morning. 

The next step is to schedule Open Houses.  These can occure Sunday afternoons. 

I will place an ad in the Sunday Fargo Forum inviting the public to your open house.  I will be there to meet and greet any potential buyers.

I will be available 7 days a week, both daytime and evening hours to show your home or schedule showings from other agents with qualified buyers.

Qualifying Buyers
I will qualify and counsel serious buyers toward a decision.  Buyers need answers to countless questions, not only on your property, but also on matters such as financing, payments, insurance and title clearance.

Submit Written Offers
I will submit to you all written offers, assist with negotiations, and provide an estimate of your net sales proceeds, so you understand all implications prior to any acceptance. 

When You Accept An Offer
Upon your acceptance of an offer, I will monitor all pre-closing activities throughout the transaction, including home inspections and appraisals.

On closing day, I will be right there to address any last minute details and guide you through the entire process.
